Everyone has different needs – different things they require to make their daily lives and routine tasks easier, so they can live life to the fullest. Our mission is to help our clients to meet those needs, to make their lives easier and allow them to live more independently in their chosen home. We do this by providing superior-quality home modifications through the installation of assistive devices and technologies.

Commercial Maintenance and Constructions is an approved NDIS contractor with many years’ experience working with services like Family and Community Services, including Age, Disability and Home Care, and other NSW Government services. We offer a variety of building maintenance services to clients right across the Central Coast, Lake Macquarie, Newcastle, Maitland, the Hunter Valley, Port Stephens.

We offer clients several NDIS-related services, including building consultation, home modifications for clients who are eligible under the National Disability insurance scheme. Our home modification services are also available to elderly clients with more complex needs who are eligible for the more comprehensive aged care Home Care Packages.

Our specialised team in conjunction with your Occupational Therapist can conduct a joint assessment that will establish whether your home is structurally suited to the modifications they have suggested, and meets the requirements with regards to:

its age,
construction type (in terms of type of foundations and footings, and roof design and construction),
the location and type of other features, such as windows and doors, that may impact or be impacted by the proposed home modifications, and
important factors, including the location of utilities (water and gas pipes, electrical switchboard, sewer services, etc.).

Building Services – Home Modifications

Our home modification services include both minor and major modifications, designed to improve safety, facilitate ease of movement, and promote greater independence. We have stringent work processes and strict quality control measures that ensure our home modification services adhere to the highest standards for safety, home modification design, workmanship, and the installation of accessibility aids and assistive technologies (automation).

Minor Home Modifications

Minor home modifications include smaller additions or adjustments, particularly access modifications and fall protection modifications:

Furniture adjustments, including bed and furniture raising
Installation of handrails* – to internal and external stairs, pathways, and ramps. Where the height of the flight of stairs and/or landing, patio, veranda, or porch is greater than 1 metre from ground level the National Construction Code of Australia requires a balustrade to be installed, for additional safety.
Installation of grab rails* – beside toilet and bath, in shower, and at points of entry and exit from the home.

* All handrails, grab rails and balustrades installed by Commercial Maintenance and Constructions are designed and installed in line with applicable Australian standards. Our rails and balustrades are manufactured to the highest quality standards, in a variety of styles, finishes and materials. Our experienced home modification specialists will discuss the available options and work with you and your OT to decide on the best material for your individual needs.

Major home modifications

Major home modifications include larger-scale modifications that are designed to assist you to live in and access your home more safely, and attend to activities of daily living more easily:

Exterior modifications – e.g., access modifications such as construction of concrete paths, handrails or balustrades, and concrete, timber, steel or aluminium ramps and landings.
Kitchen modifications – e.g., modification/renovation or installation of wheel-in space/s for improved wheelchair access, lowering of benchtops, alteration of cupboard spaces, alteration of configuration of white goods or permanent installations such as stovetops and ovens.
Major bathroom modifications – Complete re design of your bathroom to provide improved access to your bathroom and its amenities, with plenty of space to manoeuvre a walker or wheelchair, and showers, baths, basins, and toilets that are more readily accessible.
Installation of Assistive Technologies – e.g., automation of elements within your home, to enable you to safely and easily perform tasks that you may ordinarily be unable to manage, or may find difficult to accomplish on your own.
